The warehouse boasts
Grade A+ specifications and is
certified Platinum by IGBC.

2-hour fire-rated AAC block concrete walls were used throughout the warehouse to enhance passive fire protection, ensuring compliance with fire safety norms while contributing to thermal efficiency and acoustic performance.

The project adheres to leading fire protection standards, including NFPA and FM Global guidelines, meeting the compliance requirements of insurers.

Safety & Fire Protection Systems

One of the region’s safest industrial buildings, the facility is equipped with best-in-class fire protection and safety infrastructure:

  • 2-hour fire-rated AAC block concrete walls.
  • FM2 flooring with anti-dust treatment.
  • ESFR K-360 sprinklers (roof level, 74°C temp rating, 12-nozzle activation at 3.5 bar).
  • QR K-160 sprinklers for stacker area and canopy.
  • Ridge sprinklers (100°C rating) and heat plate systems
    under skylights.
  • Combined internal & external hydrant system with yard ring main.
  • 2,500 GPM fire pumps @ 9.2 bar (diesel engine + backup).
  • Fire water storage: 1.6 million litres.
  • Fire and burglar alarm systems.
  • BOI-compliant and AXA-compliant fire system.

Client-Specific Customization & Technical Research

Decathlon provided a comprehensive construction and design guideline manual based on their global standards.

Challenges Faced

COVID-19 Second Wave

  • 45-day lockdown restricted site activity
    and labour movement
  • Limited contractor mobilization: in-situ worker housing enabled continuity at reduced speed

Material Supply Crisis

  • Steel shortage delayed PEB structural works
  • Post-lockdown cost escalations pressured project budgets

Despite these, Conservve Buildcon chose to absorb cost fluctuations to stay committed to client timelines.

Despite the hurdles, the project reached practical completion in November 2021, recording only a 15-day effective delay, an impressive outcome in fast-track industrial project execution, especially when compared to industry norms during the pandemic.
